How much is the deposit, when is it due, and when does the booking become binding?
To confirm the booking, a deposit is required. It amounts to
40% of the agreed package price.
The deposit is usually due within 14 days after booking.
For short-notice or last-minute bookings, this period is shortened accordingly;
the exact due date is stated in the booking confirmation.
Only after the deposit has been received, the booking is binding for both parties.
When is the remaining balance due and how can it be paid?
The deposit is a partial payment of the total price.
The remaining balance is due from the day of arrival and can be paid
before arrival as well as during or after your stay.
Since the local tax, the mobility fee, and any booked extras
are only finally known after check-in / at departure, the invoice is usually issued during
or after the stay.
Payment is preferably made by bank transfer.
In that case, we kindly ask for a prompt transfer after receiving the invoice.
Alternatively, cash or card payment on site is also possible.
What cancellation policy applies if I need to cancel?
Up to 3 months before the agreed arrival date, the accommodation contract can be cancelled in accordance with the
AGBH 2006
without any cancellation fee.
After that, the following cancellation fees apply:
- up to 1 month before arrival: 40% of the package price
- up to 1 week before arrival: 70% of the package price
- in the last week before arrival: 90% of the package price
We recommend taking out
travel cancellation insurance.
What applies if the reservation was made via Booking.com?
For reservations via Booking.com, the payment and cancellation conditions stated in your Booking.com confirmation apply.
Changes/cancellations should primarily be handled via Booking.com.
From what time is check-in possible?
On the day of arrival, check-in is usually possible from 4:00 pm.
We normally coordinate your estimated arrival time with you in advance.
If you arrive before 4:00 pm, we are happy to offer an earlier check-in – if the apartment is already ready.
How does the handover of the apartment work?
The handover is usually done in person.
It’s important to us to welcome you, briefly explain the apartment
and help you settle in. We also share tips about the house and your stay in Hinterglemm.
If a personal handover is not possible at your arrival time, a flexible check-in is of course possible.
In that case, we provide all necessary information in advance, including short videos guiding you step-by-step
from the parking area to the house entrance, your apartment and key facilities (e.g. ski/bike depot).
The apartment key will be stored in a key safe, so you can check in independently and easily.
By what time is check-out, and how is the apartment returned?
Check-out on the day of departure is no later than 9:00 am.
We usually coordinate the exact check-out time briefly in advance,
so we can say goodbye in person.
The apartment must be fully vacated and handed over broom clean.
Please make sure that all keys provided remain in the apartment / key safe,
so that they are not taken away by mistake.
What does “broom clean” mean when returning the apartment?
Broom clean means: leave the apartment tidy, remove coarse dirt and do not leave any waste behind.
In Falke, Stein and Penthouse you are welcome to start the vacuum & mop robot – that helps us.
A thorough final cleaning is
not required – it is included in the total price.
Please pay particular attention to:
- Dispose of waste: take rubbish to the designated containers outside.

Dishes: please leave them washed or placed in the dishwasher.
The dishwasher may still be running, but please do not use the Eco program.
- Windows & doors: close them as agreed.
- Hot tub (Penthouse & Stein): please cover and lock it properly again.
If the handover requires
significant extra effort due to unusual soiling,
we reserve the right to charge the additional effort.
What makes the location of Ferienwohnungen Falkenstein so convenient?
Quiet and yet central in Hinterglemm. You can reach the village centre on foot in about 5 minutes.
Winter: Ski-in/Ski-out – access via the Bergfried or Unterschwarzach lift (floodlit slope).
Summer: Ideal starting point for (e-)bike tours, downhill & hiking (Westgipfel, Zwölferkogel, Reiterkogel, Hochalm and more).

How is the kitchen equipped?
The kitchens in our holiday apartments are
high-quality and comprehensively equipped and well suited for self-catering.
The basic equipment includes, among other things:
- Induction cooktop and oven
- Refrigerator with freezer compartment
- Dishwasher
- Nespresso machine with milk frother
- Kettle and soda maker
- Toaster
- Cookware and tableware
We also provide a
practical starter set, including dishwasher tabs, dish soap, sponges, dish towels, garbage bags and kitchen paper towels.
Tools for food preparation and storage such as aluminium foil, cling film, baking paper and resealable bags are available.
We include
2 Nespresso capsules per person per day.
Vinegar, oil, tea, salt, pepper and sugar are also provided.
What is provided in the bathrooms?
The bathrooms are functional and high-quality.
Equipment includes:

Bathrobes are provided in the apartments
Penthouse and
Stein.
Is bed linen provided and are the beds already made upon arrival?
Yes, of course. Bed linen is provided in all apartments and the
beds are already made when you arrive.
You do not need to bring your own bed linen and can start your holiday relaxed right away.
Note on pillows:
Pillows are a very personal preference. We provide high-quality pillows in our apartments
and can gladly offer an additional pillow upon request.
If you know that your own pillow is the best choice for you personally, you are very welcome to bring it with you.
Is there storage for my skis or my bike?
Each apartment includes a lockable compartment in the ground-floor ski/bike room incl. boot dryer.
In summer, e-bikes can also be charged there (power sockets available).
Is there a vacuum & mop robot?
In selected apartments (currently Penthouse, Falke, Stein) a vacuum & mop robot is provided
(Dreame X40 Ultra with station). Normally, no maintenance is required; if needed, please refill fresh water / empty waste water.
How does heating work in the apartments?
All apartments are heated via underfloor heating.
Each room has a thermostat that allows you to adjust the temperature a few degrees up or down by turning the dial.
The heating is preset with day and night temperatures.
Living areas and bathrooms are intentionally set slightly warmer than bedrooms.
If the thermostat control does not feel sufficient, please let us know – we can adjust the base settings individually.
Is there Wi-Fi and where can I find the access details?
Yes, each apartment has its own Wi-Fi.
Each apartment is equipped with a dedicated access point, ensuring a stable connection within the apartment.
You can find the access details in the entrance area of your apartment:
A QR code is displayed there so devices with a camera can connect directly.
The Wi-Fi password is also printed in text form.
In which holiday apartments is a sauna available?
In the holiday apartments Falke, Stein and Penthouse
you will find a private Finnish sauna made of Swiss pine.
The sauna may only be used by the guests of the respective apartment.
At what times can the Finnish sauna be used?
The sauna is available for your free use daily for up to 3 hours.
The time window is seasonally adjusted:
in winter usually from around 4:00 pm (after skiing),
in summer accordingly later.
During which time period is sauna operation not permitted?
For safety reasons, sauna operation is not possible between
10:00 pm and 6:00 am.
Where can I find sauna towels?
Sauna towels are provided for you in the sauna.
Are sauna infusions available?
Yes, we provide various sauna products for infusions, so you can choose your preferred scent.
Please use only the products provided and no personal additives or other liquids.
May I use my own sauna infusions or additives?
Only after consulting with us may suitable sauna infusions or additives be used.
Background: unsuitable additives can damage the sauna heater or create safety risks.
When is sauna use discouraged?
Use of the sauna is at your own responsibility.
In case of health restrictions, circulatory problems, feeling unwell,
or after excessive alcohol consumption, sauna use is strongly discouraged.
Which safety rules apply when using the sauna?
Please use the sauna properly and as intended.
In particular:
- Do not place any objects on the sauna heater (fire hazard)
- Use the sauna only if you are in an appropriate physical condition
- Handle equipment and technology with care
In case of improper use, disregard of instructions or in case of danger,
we reserve the right to take the sauna out of operation temporarily.
I have never been in a sauna before. What should I consider before sauna use?
Before each sauna session, please take a thorough shower.
Please also remove cosmetics and jewellery.
How can I activate the sauna in my holiday apartment?
During the sauna operating time, a red dot lights up on the control panel.
This indicates that the sauna is supplied with power and can be switched on.
Press the On/Start button twice to activate the sauna.
The control panel then shows the current actual temperature.
Use the plus and minus buttons to set the desired target temperature.
After about 15 minutes, the sauna is heated up and ready for use.
Which temperature should I set for the sauna?
Generally, a distinction is made between a lower temperature (bio sauna) and a classic Finnish sauna.
A bio sauna is usually around 50–60 °C and is often used with higher humidity.
A classic Finnish sauna is typically used at around 75–90 °C and is characterised by dry, intensive heat.
What feels comfortable is individual – please choose the range you feel best with.
I have never been in a sauna before. What should I consider during sauna use?
Please always sit or lie completely on a sufficiently large towel so that no sweat gets onto the wood.
How long does a sauna session last?
The length of a sauna session varies individually and depends, among other things, on your condition and the temperature.
For beginners, 10 to 20 minutes are usually sufficient.
Experienced sauna guests often do up to three sessions.
Please always stay only as long as you feel comfortable.
I have never been in a sauna before. What should I do after sauna use?
Leave the sauna calmly and without haste and cool your body down slowly afterwards,
either in the fresh air or under the shower.
Afterwards, it is recommended to rest sufficiently.
Also make sure to drink enough water to compensate for fluid loss.
Please switch off the sauna once you have finished your sessions.
How can I switch off the sauna in my holiday apartment?
Press the On/Start button on the control panel twice to switch off the sauna.
Afterwards, only the red dot that was visible before switching on remains on the display.
If anything else is still shown, please press the Start button again.
The sauna will go dark and the light will turn off.
When the general operating time window ends, the sauna will switch off automatically.
May children use the sauna on their own?
No, children may only use the sauna when accompanied by adults.
In which holiday apartments is a hot tub available?
In the holiday apartments Penthouse and Stein
a private hot tub is available.
The hot tub may only be used by the guests of the respective apartment.
At what times can the hot tub be used?
The hot tub can generally be used at any time.
The massage jets are active daily from
12:00 pm to 9:00 pm.
Outside this time window, use is still possible,
but without activated jets and in compliance with night-time quiet hours.
Is the water changed for new guests?
Yes. With every change of guests for the respective apartment,
the hot tub is fully drained, cleaned and refilled with fresh water.
Is the hot tub already at bathing temperature on arrival?
This cannot be answered universally, as it depends on the timing of the last guest change.
If the previous guests did not depart on the same day,
the hot tub has already been refilled and heated – in this case it is usually already at bathing temperature upon your arrival.
If the guest change takes place on the same day,
the hot tub is drained, cleaned and refilled after departure.
In that case, the water may take up to approx. 24 hours to reach the desired bathing temperature.
We kindly ask for your understanding.
What is the preset water temperature?
The preset water temperature is 38 °C.
During the summer months, the temperature can be reduced on request.
How is water quality ensured during the stay?
The hot tub has automatic measuring and control technology for water chemistry.
The relevant values are checked by us online several times a day,
to ensure consistently high water quality.
With each water change, the measuring and control technology is additionally checked for proper function.
The entire system is also serviced professionally at regular intervals.
What should be considered for hygiene reasons before using the hot tub?
Please shower before using the hot tub and do not use
creams, oils or sunscreen, as these can impair water quality.
How do I activate the jets?
On the control panel (viewed from inside the hot tub), on the left side you will find two buttons for the two jet circuits.
There are two circuits operating all seats.
Depending on your preference, you can switch on both circuits or only one.
How do I deactivate the jets?
Press the same button again to turn the jets off.
The jets also switch off automatically after about 30 minutes.
How do I activate the light?
On the control panel (viewed from inside the hot tub), on the right side you will find two buttons for the light settings.
You can select a fixed colour or let the colours cycle automatically.
How long is a stay in the hot tub recommended?
We recommend limiting the time in the hot tub to a maximum of 30 minutes
to avoid overheating.
Is smoking allowed in the hot tub?
No. Smoking is not permitted in the hot tub.
Are drinks allowed in the hot tub?
Drinks may be consumed in the hot tub.
Please use only the plastic glasses provided.
Glass cups or bottles are not allowed due to the risk of injury and damage to the system.
When should the hot tub cover be opened?
The cover should only be opened while bathing,
and must be fully closed and locked again afterwards.
Why must the cover always be closed when not bathing?
A closed cover
- keeps the water temperature,
- protects against dirt (e.g. leaves or insects),
- reduces evaporation,
- and prevents damage caused by wind.
How high must the water level be?
The water level must always be above the uppermost jets.
If the water level drops, please top up with water accordingly.
Can the hot tub also be used in winter?
Yes, the hot tub can be used all year round.
In winter, please remove snow from the cover before opening to avoid breaking the cover or its holder.
Underfloor heating between the apartment and the hot tub is active from 12:00 pm to 9:00 pm
and prevents splashed water from freezing at temperatures below 1 °C and reduces the risk of slipping.
Please still be careful at all times.
When is hot tub use discouraged?
Use is at your own responsibility.
In case of health restrictions, circulatory problems or after excessive alcohol consumption,
use is strongly discouraged.
May the hot tub be used during thunderstorms or storms?
For safety reasons, the hot tub must not be used during thunderstorms.
Also in case of strong wind or storms, use should be avoided,
as the cover could move uncontrollably or be pressed onto the hot tub and may be damaged.
May children use the hot tub on their own?
No. Children must not use the hot tub unsupervised.
Use is only permitted under the supervision of a responsible adult.
May I take my pet into the hot tub?
No, pets are not allowed in the hot tub for hygiene reasons.
Can there be restrictions in hot tub use during the stay?
In rare cases, there may be
temporary restrictions during a stay.
This can happen in particular:
-
if an extraordinary system cleaning is required (e.g. after unusually heavy usage).
If possible, this will be done at the beginning of the stay.
hot tub use may then be delayed by up to one day.

if a technical defect occurs and a technician or spare part is needed.
In that case, we will organise repairs as quickly as possible.
Of course, we will inform you immediately and keep you updated.
May I bring a pet?
In general, we are happy to welcome your four-legged friends.
However, pets are only possible after prior consultation so we can discuss our pet rules and clarify together that everything fits well.
We charge an additional fee for pets, as cleaning effort is higher.
Which rules apply for dogs?
Dogs must not be left unattended in the holiday apartment.
Please do not let dogs into beds or onto upholstered furniture. If needed, we are happy to provide a cover – please let us know in advance.
If possible, please bring your own dog bed or blanket so your dog has a fixed resting place.
Dogs must be kept on a leash in the stairwell and entrance area.
Please do not let dogs mark in the entrance area or on the lawns around the house.
In wet or dirty weather, please dry paws in the entrance area using towels you bring.
Female dogs in heat must wear suitable protective pants during the stay.
A valid pet liability insurance is required for dogs.
What happens in case of damage or additional cleaning effort?
Damage or additional cleaning effort (e.g. heavy soiling, hair in beds, damage) will be charged separately.
What is the Joker Card?
The Joker Card is a free guest card for a summer holiday in Saalbach Hinterglemm.
It is visible digitally in the ticket wallet from the day of arrival and valid for your entire stay.
With the Joker Card you can, among other things:
– use the summer mountain cable cars in Saalbach Hinterglemm free of charge
– use selected mountain cable cars in Leogang free of charge
– use bike transport with selected cable cars free of charge or at a reduced rate
– take advantage of many leisure offers and attractions free of charge or at a discount
The general Joker Card validity period (May–October) and the included services may vary depending on the season.

What is the Mobility Ticket?
With the Mobility Ticket you can use all public transport in the federal state of Salzburg free of charge.
The ticket is valid from the day of arrival until and including the day of departure.
It is issued digitally and is visible in the ticket wallet of the Saalbach app.

Is the Mobility Ticket also valid on the day of departure?
Yes, the Mobility Ticket is valid for the entire duration of your stay
and can of course also be used on the day of departure.
What is the mobility fee?
A legally required mobility fee is charged as part of your stay to provide the Mobility Ticket.
Why is the “Home of Lässig” Saalbach app useful?
The app provides up-to-date regional information, interactive maps, tour suggestions, activities and events.
Most importantly: the
wallet for guest cards.

How do I receive the Joker Card and the Mobility Ticket?
Both cards are provided digitally in the
wallet of the Saalbach app.
Please register with the same
e-mail address you used when booking.
- Mobility Ticket: visible from the moment we have issued it.
- Joker Card: displayed in the wallet from the day of arrival.
What do I do if the Mobility Ticket or the Joker Card is not shown in the wallet?
The Mobility Ticket and Joker Card appear in the wallet once you register in the Saalbach app with the same e-mail address used for your booking.
After registering, you will receive a confirmation e-mail.
Then you can log in to the app and open the wallet.
If the cards are still not visible, they may not yet have been issued or there may be a technical issue.
Please contact us directly so we can clarify it quickly together.
Why is regular airing of the apartment important?
We kindly ask our guests to air all rooms thoroughly morning and evening.
Our buildings are very well and tightly insulated.
To remove humidity and ensure pleasant indoor air, regular airing is especially important.
Short, effective airing helps maintain a healthy indoor climate during your stay.
How does waste disposal and separation work?
We kindly ask guests to separate waste carefully during their stay.
In the waste hut under the carport in the entrance area you will find containers for:
– Residual waste
– Organic waste
– Yellow bag for plastics/packaging and cans
On the left side of the waste hut, you can also dispose of:
– Paper and cardboard
– Glass
– Batteries
Thank you for supporting waste separation and sustainability.
What should be observed regarding night-time quiet hours?
Night-time quiet hours apply from 10:00 pm to 7:00 am.
During this time, please keep noise to an appropriate level.
This applies to the apartments as well as all outdoor areas.
The hot tub may still be used during quiet hours; however, please be especially considerate of other guests and our neighbours and keep noise low.
Is smoking allowed at Ferienwohnungen Falkenstein?
Ferienwohnungen Falkenstein is a non-smoking house.
Smoking is prohibited in the apartments and all indoor areas.
Smoking is only permitted outdoors (terrace/balcony).
Smoking is not allowed in the hot tub and the outdoor sauna.
In case of violations, costs for special cleaning/damages may be charged.
Who is liable if something breaks during the stay?
It can always happen that something gets damaged.
Please inform us as soon as possible so we can fix it quickly and discuss the next steps together.
In general:
The contracting party is liable for damages caused during the stay in accordance with statutory provisions.
Details can be found in the
Terms & Conditions.
In many cases, such damages are covered by private liability insurance.
May visitors be received?
Short visits are generally possible.
Please note, however, that the apartments and outdoor areas are not a meeting place for external persons who are not staying with us.
The hot tub and all other private facilities may only be used by the registered guests of the respective apartment.
When receiving visitors, please observe quiet hours and ensure that other guests and our neighbours are not disturbed.
Please inform us briefly if external persons are in the house.
Is Ferienwohnungen Falkenstein liable for valuables?
We accept no liability for personal valuables.
A safe is available in each apartment for secure storage.
In addition, there is a lockable compartment for ski and bike equipment.
Each apartment can be locked, so personal items can be stored safely.
